Project Overview

The 26 acre site includes seven buildings with a total of 311,253 sf of conditioned space.  Five of the buildings are housing units of 60 private bedrooms/private bathrooms each with a local "neighborhood" kitchen, dining, and recreation space.  The housing units include skilled nursing (SNF), residential care for the elderly (RCFE) and Memory Care (Dementia Care).  The Central Services Building includes a grand reception hall, full service central kitchen and dining, member services, and administration offices.  The Central Plant building includes the central plant, main electrical rooms, maintenance storage and plant operations office.

Mechanical Highlights

  • 300 Chilled water / hot water fan coil units.
  • 10 Rooftop dedicated outside air unit air handlers.
  • 10 Rooftop air handlers for "Neighborhood" common areas.
  • Three central services rooftop air handlers with N+1 fan wall arrays for supply and return air.
  • Heat pumps on emergency power in each building to provide air conditioned areas of refuse in case of power outage.
  • 700-Ton chilled water plant with high efficiency centrifugal chillers, super low sound cooling tower fans and variable primary pumping.
  • 9,996 MBH hot water boiler plant with five high efficiency boilers.
  • Fully automated web based Building Automation System.
  • Pre-insulated underground system for chilled and hot water site distribution piping.
